Fort Walton Beach is the working-coast counterpart to Destin's vacation-rental engine. Most listings here are primary residences — families relocating in and out with Hurlburt Field's PCS cycles, established Cinco Bayou waterfront, and the older Fort Walton neighborhoods east of Eglin Parkway. Mary Esther, just to the west, is more residential still — quieter streets, military families, mid-market price points.
Since 2020, we've shot more than 165 listings across Fort Walton Beach and Mary Esther. The photography here favors warm, livable, family-friendly framing — not the wide-angle vacation-rental treatment that works in Destin. Buyers in this market want to see themselves living in the home.
Why this market is different
Military relocation timing matters. PCS season (typically March–September) drives the bulk of buyer activity. Listings shot in February that hit the market in March consistently outperform listings shot in May. Plan ahead.
Drone has its quirks here. The Fort Walton Beach footprint sits inside Hurlburt Field's controlled airspace in several spots, and the proximity to Eglin and the DTS airport adds layers. We've shot enough here to know which addresses are flyable on a same-day basis vs. which need authorization filed in advance.
Sound Side and Cinco Bayou are the premium segments. Waterfront and view-corridor listings here justify twilight and drone treatment that you wouldn't bother with on a $250k interior FWB ranch. Both add-ons are worth it on $500k+ listings.
